Just so I get some perspective, what would that house have sold for at its peak?

The list price in 2004, when it was last sold, was $1,395,000. It would have sold not far from list at that point. It really is worth more than the list price now, but it is owned by a relocation company and they are being very aggressive with this price reduction.
