<p>Trying to sell a home in today&#8217;s market requires courage, smarts and a fair amount of humble pie-eating. It&#8217;s a buyers&#8217; market, which means sellers are expected to roll over and grovel appreciatively over each showing their agent landed.</p>
<p>Sometimes, whether through ignorance or a last gasp of pride, sellers make one of these critical mistakes that actually worsens their situation. So if you are trying to sell a home, make sure you:</p>
<p><strong>1. Don&#8217;t move out with your furniture</strong>.</p>
<p>Let&#8217;s say you&#8217;re no longer dancing to the unemployment blues and finally landed a job that happens to be in another city. You need to sell your house fast and relocate because there&#8217;s a paycheck with your name on it, but it&#8217;s 3,000 miles away. By all means, you can move post haste. Just don&#8217;t take your furniture with you. Nothing sells worse (and by worse, we mean for less money and takes much longer) than an empty house.</p>
<p>Think about all those new developments you have toured. Which of the identical units looked the best? The ones with the furniture in them. Empty houses are cold and depressing. The rooms may look bigger without furniture but they also look soulless. Plus a house recently stripped of wall hangings often screams &#8220;paint me&#8221; at the top of its lungs.</p>
<p><strong>2. Don&#8217;t assume home-staging is just for the wealthy.</strong></p>
<p>Getting back to point No. 1, you want the house to look good and maybe your old La-Z-Boy lounger has passed its prime. Professional home-stagers are the magicians of the modern-day decorating world. They move things around, bring in a few pieces, stash away some of your junk and &#8212; voila! &#8212; your house looks like it&#8217;s worth $100,000 more than you&#8217;re asking and suddenly you have a buyer drooling. In fact, you might like the new look so much you don&#8217;t want to sell anymore.</p>
<p>A study by Stagedhomes.com found that 94.6 percent of homes that were professionally staged sold within 33 days, compared to an average of 196 days for homes that are not staged. Staged homes stay on the market 83 percent less time than a home that has not been staged.</p>
<p>Staging is something you should consider if you do need to move out your furniture.</p>
<p><strong>3. Don&#8217;t think your dog doesn&#8217;t smell.</strong> <a href="http://mioaklandcounty.com/blog/wp-content/uploads/2011/06/cuddles2.jpg"><img src="http://mioaklandcounty.com/blog/wp-content/uploads/2011/06/cuddles2.jpg" alt="" width="271" height="242" class="alignright size-full wp-image-1694" /></a></p>
<p>We here at AOL are pet-lovers. We even are allowed to bring our dogs to work with us. But we also know that not everyone shares our affection for our four-legged friends. In fact, it&#8217;s been estimated that 15 percent of the population is allergic to dogs and even more are allergic to cats.</p>
<p>Pets need to be removed for showings. Crate them and leave the crate in the garage.</p>
<p>But to focus on the odor issue. We often grow immune to smells that we live with. Many an ex-cigarette smoker has commented how he never smelled the cigarettes while he smoked them but now that he&#8217;s stopped, he can smell someone smoking in the next car on the highway. Same principle applies to dogs. Admit it: Can your pooch really roll around in the dog park and come home not a little odoriferous?</p>
<p>Steam clean the carpets and upholstered furniture; launder the bedspreads if Fido has been known to sneak up on the bed; and ask a pet-less friend to give your house the sniff test.</p>
<p><strong>4. Don&#8217;t think that buyers will understand that you have kids and tolerate a little mess and clutter.</strong></p>
<p>It&#8217;s just not so, my friends. The perfect house showing, says just about every agent bearing a Realtor&#8217;s membership card, is one where the personal affects are missing. You want prospective buyers to be able to envision themselves living in this house. Your son&#8217;s Little League trophy belongs in the garage, packed in a box ready to be moved. Having clean bathrooms and kitchens are most critical. Nothing turns a buyer&#8217;s nose up more than dishes in the sink or a bathroom in need of a good cleaning.</p>
<p>The declutter and cleanup advice applies to the outside of the house as well as the inside, said Jim Hamilton, regional vice president of National Association of Realtors. He says that 70 percent of the decision about whether to buy a home is made as the buyers drive up to it.</p>
<p><strong>5. Don&#8217;t price the house based on what you need to get out of it or what you think it is worth.</strong> </p>

<p><strong>#1: Focus on curb appeal.</strong> Selling a home during the fall certainly comes with one advantage: The season&#8217;s beautiful foliage can automatically make your home more attractive for showings. However, you still need to do your part to keep your home looking its best. Start by sprucing up your lawn: Keep falling leaves at bay with frequent raking and patch up any brown spots in the grass.</p>
<p>As the trees shed their leaves, your home becomes more and more exposed, making its exterior appearance especially important. Chipped paint or dirty siding will be extra noticeable, so pressure-wash your home and repaint before showings if needed. Be sure to take care of fall-specific maintenance projects &#8212; like cleaning your gutters and downspouts &#8212; to show buyers that you&#8217;re serious about your home&#8217;s upkeep.</p>
<p>As a finishing touch, a few subtle fall decorations &#8212; like pumpkins, tri-colored corn or a wreath on the door &#8212; can give your home an inviting look.</p>
<p><strong>#2: Appeal to the senses.</strong> As the weather cools down, make your home a warm, welcoming space where buyers will want to stick around. If you encourage them to stay awhile during showings, you give them more time to admire your home&#8217;s best features.</p>
<p>Nothing says fall like the pleasing aromas of apples and cinnamon. Before showing your home, burn a cinnamon-scented candle or simmer a pot of apple cider on the stove with a stick of cinnamon thrown in. If you opt for cider, leave it in a thermos with cups for buyers to enjoy. Brighten up your home by opening all the blinds to let in as much natural light as possible. Finally, emphasize comfort in your home with luxurious fabrics, like soft blankets, plush towels or a silky table cloth.</p>
<p><strong>#3: Flaunt your fireplace.</strong> A warm, inviting fireplace is a great selling point as the weather gets cooler. Highlight this fall-friendly feature by arranging your furniture to make your fireplace a focal point. Place a mirror, artwork, vases or other tasteful decor on top of the mantel to make it even more prominent.</p>
<p><strong>#4: Update your listing photos.</strong> If your home has been listed since spring or summer, update your online photos with brand new fall shots. Pictures from the previous season make your listing seem dated.</p>

			<content:encoded><![CDATA[<p>I recently did a Home Staging Consultation for a homeowner who had already purchased a new home &#8230; on MY block, as it turns out.  Small world!  </p>
<p>As he diligently worked his way through his &#8220;to-do&#8221; list, he discovered an issue and called me for advice.  While de-cluttering and rearranging his office, he realized that his task chair had left deep indentations in the carpet. </p>
<p>The original advice to him during the Consultation had been to replace the worn and dated blue carpet, which he declined to do, but I reiterated that solution.  The suggestions to use a commercial-grade steam cleaner or the &#8220;ice cube trick&#8221; to raise the fibers were met with a lukewarm response.    What he really wanted to know was  &#8220;Can we just put an area rug over it?&#8221;.</p>
<p>As Home Staging is about accenting the home&#8217;s attributes and NOT about hiding the flaws, the answer is clear.   While it is tempting (and easier) to cover a carpet issue with a rug or strategically place artwork over a hole in the wall, it is against a good Stager&#8217;s code of ethics.  <a href="http://mioaklandcounty.com/blog/wp-content/uploads/2010/07/carpet-small-dog3.jpg"><img src="http://mioaklandcounty.com/blog/wp-content/uploads/2010/07/carpet-small-dog3.jpg" alt="" width="180" height="270" class="alignright size-full wp-image-1590" /></a></p>
<p>Buyers should not discover any surprises when they get the keys and walk through their new home for the first time.   Sellers should fix the flaw or expose it so the client knows what they are buying. </p>

			<content:encoded><![CDATA[<p>If you are still on the fence about the value of professionally staging a home for sale, here is another benefit to consider:  <strong>staged properties command higher appraisals</strong>.</p>
<p>Certified Residential Appraiser Linda Shurtliff, owner of Troy-based Reliable Residential Appraisals, LLC agrees.  “A staged home has much more appeal than an unstaged home.  A staged home has no clutter, very few personal items and appears clean and welcoming.  A home that is well-maintained, has good functional utility including strategic staging of furniture, has fresh paint and is clean will appraise higher than one that&#8217;s not.”</p>
<p>Shurtliff, who has been appraising properties for 18 years and has owned her firm for 14 of those, has seen her share of houses for sale.  She knows that factors other than comps affect the final value.  “In doing an appraisal on a house, the appraiser estimates the current market value as of the day of inspection, but we also look at the house as a prospective buyer.  Everything is considered in an appraisal … how well it&#8217;s maintained, the quality of the cabinets, flooring, lighting, etc.”  Since the main goal of home staging is to present a home looking it’s very best, it follows that staging will address all of these factors and affect the appraisal.</p>
<p>“If something is really offensive, it forces us to look at lowering the range of value” according to Robert Vacanti, president of Northeastern Appraisal Associates.</p>
<p>Samantha Maziarz Christmann, Consumer Reporter for <span style="text-decoration: underline">The Buffalo News</span> offers the following tips:</p>
<ul>
<li>Set      the stage. Make the house look as nice as you can, as if you were staging      it for a buyer. Making the home as pleasant as possible can help give the      appraiser a subconscious nudge in your favor.</li>
</ul>
<ul>
<li>Got wild taste? You might want to consider toning it down for the appraiser.</li>
</ul>
<ul>
<li>Completing      needed repairs won’t increase the value of your home, (but) neglecting      repairs and maintenance will decrease the value.</li>
</ul>
<p>A favorable appraisal is in everyone’s best interest.  The seller is justified in listing at a higher price point, the buyer feels confident that they have paid fair market value for the house, the mortgage lender will be more likely to approve the loan to the qualified buyer, and the listing agent makes the sale!</p>
<p>Many great outcomes follow from a small investment in staging.  Shurtliff sums up her belief in home staging:  “It&#8217;s one very good thing a homeowner can do to help make their home stand out from the rest.  They need to be able to detach themselves from their home, especially in today&#8217;s market, and let the professionals market it.”</p>

<p>No one that I have spoken to, however, agrees with Tip #5 which is &#8220;Be there.  No one can answer questions about the schools and neighborhood like the seller.&#8221;    Most feel that having homeowners present makes for an uncomfortable visit.</p>

			<content:encoded><![CDATA[<p>After owning a Home Staging business for over 5 years, I think I have heard every possible objection to hiring a Stager, from &#8220;I know what needs to be done&#8221; to &#8220;I don&#8217;t want someone touching my stuff&#8221;.  The biggest objection by far, however, is the cost.  In this economy, people just don&#8217;t have a lot of money to sink into their property.</p>
<p>But did you know that it is possible to get a Home Stager&#8217;s expertise without a huge price tag?</p>
<p>The Home Staging Consultation is a great, low-cost alternative to a full-house staging.  The Home Stager will tour the property inside and out, and provide a comprehensive room-by-room list of recommendations for the homeowner to Stage their own house.  This to-do list follows proven guidelines to make the house show it&#8217;s best and hasten it&#8217;s sale.  It will include what to keep and what to store, furniture and art placement, color recommendations and suggestions to pump up the curb appeal, among other things.</p>

<p>The consultation usually runs around $200 (depending on the Stager and square footage) and most Stagers will include a follow-up visit to check progress and fine-tune the results.  This service is invaluable to those getting ready to sell their properties and are able to do the work but don&#8217;t know where to start.  For the house that has been on the market but hasn&#8217;t received an offer, a consultation can pinpoint the reasons why the house hasn&#8217;t sold and give remedies.</p>
<p>If the homeowner runs out of time and energy and can&#8217;t get the work done, the Stager will gladly come back to complete the Staging and add the final &#8220;Wow&#8221; factor to the property.  Good Stagers also have an arsenal of reliable contractors (painters, handymen, landscapers, etc.) that they can refer to get trickier jobs done.  We also know which storage unit facilities will give the best deal if you need to store  extra belongings while the house is on the market.</p>
<p>Hiring a Stager for a consultation is a great investment in the sale of the house.  We know what needs to be done and will tell it like it is.  A note to agents &#8230; add a Staging consultation to your marketing plan.  We&#8217;ll make sure the house is ready to show, and we&#8217;ll be the &#8220;bad guy&#8221;, so you don&#8217;t have to!  We don&#8217;t mind.</p>

			<content:encoded><![CDATA[<p>When potential buyers view a house for sale, they need to see rooms presented as they were intended.  The master bedroom shouldn’t be an exercise room, the bathroom shouldn’t be a pet station, the garage shouldn’t be a storage unit, and unless you have more than 3 bedrooms, resist the urge to make one an office.</p>
<p>This is especially important when it comes to dining areas.  People want to see where they will gather for meals and entertain their loved ones.</p>
<p>I recently staged a 900 sq. ft. house for a client who was using her dining room as office space.  As you can see (amongst the considerable clutter), a desk definitely does not belong there.  Aside from being the wrong use of the space, it was also the first thing visitors saw when they came in the front door … NOT a good first impression. </p>

<p>After completely clearing out the area , I moved the table and chairs that were overwhelming the small kitchen and created a proper dining room.</p>

<p>Visitors can now see that there is room for a full size table and 4 chairs at the very least.  Showing a dedicated dining room, the intended purpose for this space, adds value to this petite house and answers an important question for the buyer.</p>

			<content:encoded><![CDATA[<p>A link to a &#8220;virtual home staging&#8221; site was sent to me recently, and naturally, I had to investigate. </p>
<p>Ahhh &#8230; the wonders of Photoshop.  The owners of this site will take uploaded photos of your vacant rooms and plug in furniture to make it appear furnished.  The &#8220;after&#8221; photos actually look pretty good, although some are a bit obvious in their illusion.</p>
<p>We know that vacant houses don&#8217;t show well and buyers have a hard time visualizing the best use of an empty space, especially in photos.  We also know that most home buyers start their shopping on the internet, so it seems that this would be a great idea to draw visitors in to view the property. </p>
<p>But what happens when the potential buyer visits the property in person and discovers that they are standing in the middle of a vacant house?   Would they be disappointed?  Probably.  They may, in fact, feel like they&#8217;ve been duped.  And quite frankly, they have.</p>
<p>A buyer makes an offer on a house when they have been able to emotionally bond with the property.  They see the rooms, but more importantly, they <em>feel</em> the home.  That&#8217;s the whole idea behind home staging &#8230; to create a flow and ambiance that buyers will connect with.  Photos can only do so much, which is why most people don&#8217;t buy a house without touring it personally.</p>
<p>With packages starting at $225 for photos of three rooms and increasing with each additional room on this particular site, it seems like a steep price to pay to deceive a potential buyer.  But hey, you have to admire an entrepreneur with a new angle!  As a hand&#8217;s-on home stager though, I think your money would be much better spent hiring a real live person to install real live furnishings to create tangible warmth in the property.  Nice photos may get buyers in the door, but they won&#8217;t keep them there.</p>

			<content:encoded><![CDATA[<p>As I head to Florida for a much-needed vacation and annual Spring Training game (Go Tigers!!!), I leave you with an excellent Q &amp; A reblogged with permission from my staging colleague <a title="Cindy Bryant" href="http://activerain.com/txcin" target="_blank">Cindy Bryant</a> of Redesign Etc, Inc. in Houston, TX.  Her post on <a title="Active Rain" href="http://activerain.com/blogsview/984421/Home-Sellers-Top-Questions-About-Home-Staginghttp://activerain.com/txcin" target="_blank">Active Rain</a> is spot-on and truly reflects the most common questions that I am asked by potential staging clients.   I apologize for starting my vacation early and taking the easy way out.  Truth is, I couldn&#8217;t have said it better myself.</p>
<p>Take it away Cindy &#8230;</p>
<p><strong>&#8220;There is so much information on home staging, that home sellers are on overload.  With advice coming from all kinds of sources and areas of the country.  Yes, it is confusing, where do you start?   If you watch tv, you may get the impression you can have your home staged for under $2000.  Or another show may stage a home for around $20,000.   Big difference!   Another show has strangers coming to your house picking it apart, to the point that you&#8217;re thinking, no way am I going to let someone do that to my home.  You can read articles or books on the internet from people that may be experts or just people with an opinion.  You can also read a book on &#8221;How to Cut Hair&#8221;, but would you actually trust yourself to cut your hair or someone else&#8217;s?  I wouldn&#8217;t!  So, where do you start?  Sure, you have questions &#8230; who wouldn&#8217;t? </strong></p>
<p><strong>Here are a few questions home sellers have when thinking about staging their homes.</strong></p>
<p><strong>1) How much does it cost?</strong> Reasonable question &#8230; as a matter of fact it&#8217;s the #1 question.  It&#8217;s the big mystery.  This is why.  I wish I could say every home stager could give you a standard answer, but we can&#8217;t.  Every stager should be their own business entity, and provide different services.  Some charge an hourly rate, by the square foot, per room, a percentage of the list price or a flat fee.  As every property is different, we really need to see the home to assess it and give you a solid number.  Some stagers can estimate it, but shouldn&#8217;t be held to that number until the property is viewed.  There are too many variables that go into it. Is is vacant? Do furniture and accessories need to be brought in?  Or is it occupied, and you just need a redesign of existing furnishings? These are just a couple of examples.</p>
<p><strong>2) Who pays for the staging?</strong> The 2nd most popular question.  The home seller is ultimately responsible for staging services.</p>
<p><strong>3) Why doesn&#8217;t my Realtor pay for home staging, they are making the commission?</strong> Again, ultimately a homeowner is responsible for staging costs.  Some, but not all real estate agents will pay for a Home Staging Consultation, as a value-added service, but the actual costs associated with staging (furniture rental, actual hands-on staging) is paid for by the home seller.  <em>It is not the responsibility of a real estate agent to pay for home staging costs.</em></p>
<p><strong>4) Can I pay at closing?</strong> This is up to the stager.  Most, do not do this as we do not know if a property will be on the market for 1 day or 3 months.  Again, we all do it a little differently, some ask for 1/2 upfront, and some charge a monthly fee.</p>
<p><strong>5) What do you do?</strong> Again, each home stager is their own entity.  Some offer redesigns only, some offer accessories only, and some offer furniture and accessories.  Some don&#8217;t have the inventory to do a vacant home so they will have to use a third party source, and some use their own inventory.  Different services can be offered, such as paint color consultations, personal shopping, organizing, curb appeal, recommendations on cost-effective cosmetic changes such as flooring, counters, lights, fixtures, etc.  The ultimate goal is to help a seller get their home sold faster and in the most cost effective manner.</p>
<p><strong>6) How long does it take?</strong> It depends on how much you want done and to what extent.  It can take a few hours or a few days, or maybe longer if there are some cosmetic changes that need to be taken care of.</p>
<p><strong>7) When should I have my home staged?</strong> As soon as you decide to sell.  Call a professional home stager and get a Home Staging Consultation.  Once necessary recommendations are completed from your stager&#8217;s list, your house is ready to be listed.  Don&#8217;t make the mistake of putting up that &#8220;For Sale&#8221; sign in the front yard before your home is ready.  <em>The first 20 days a home is listed</em> will be when it will get the most interest and traffic.  Make sure your house is show ready.&#8221;</p>

			<content:encoded><![CDATA[<p>We know that the three most important factors for a successful real estate sale are location, price and condition.  While the seller can make changes to the price and condition of a property to hasten a sale,  no one can amend the location.</p>
<p>What happens when the location of the house itself is desirable, but the neighbors are not?  <img class="alignright size-full wp-image-1350" src="http://mioaklandcounty.com/blog/wp-content/uploads/2009/03/neighbor-forces-sale.bmp" alt="neighbor-forces-sale" width="210" height="166" /></p>
<p>Everyone has a story.  The neighbors who don&#8217;t mow their weed-infested yard.  The RV parked in the driveway year-round.  The garbage cans left out for days after pick-up.  The home improvement project that was never finished.  The incessant barking dogs.  The company van.  The boat.  The used cars for sale.  The dumpster.  The broken garage door.  The loud parties.</p>
<p>The smart buyer will scope out the neighborhood before making an offer.  If a house isn&#8217;t selling, it may be &#8220;The Neighbor Factor&#8221; at work.  Here&#8217;s where a home stager can help.</p>

<p>In this photo, furniture placement (specifically, a strategically-placed tree) help to block the view of the neighbor&#8217;s backyard, so it&#8217;s not the first thing a potential buyer will see when they enter the space.</p>

<p>It&#8217;s only upon closer inspection, or in this case zooming in, that you become somewhat aware of the Tiki Bar in the neighbor&#8217;s yard and the novelty signs that are plastered all over his garage.  Home staging assured that the focus was on the great sunroom itself, and didn&#8217;t allow the neighbor&#8217;s yard to be a distraction.</p>
<p>As the home stager on this project, I was fully prepared to have a little chat with the neighbor and charm him into toning it down by removing the signs from his garage.  We home stagers go to extraordinary lengths to make sure our clients&#8217; properties show in the best possible light, and that includes talking to unruly neighbors.  Unfortunately in this case, I never found the neighbor home to speak to him.  It turns out, however, that I didn&#8217;t have to.  This house sold 7 days after being listed on the MLS.</p>
<p>While there isn&#8217;t a silk tree large enough to camouflage an RV in an adjoining driveway, a home stager can do wonders to increase your property&#8217;s marketability.  We have a large arsenal of tricks at our disposal, including the power of persuasion and the desire to use it!</p>
